Home StagingWhen you decide to sell your home, you need to take step back and look at your homes condition and décor.  If your home could look like a local builder’s model, do you think your home could sell more easily?  Of course it could.  People are creatures of habit, and for many the thoughts of changing the decorations or look of your home can incite anxiety and fear.  It needn’t be this way as we are here to help.

Englewood Florida Realtor offers an absolutely free service to home sellers called “home staging.”  We will give you honest hints and tips that will help you get the most out of your home when selling.  Over the years we have been through hundreds of customer and builder homes.  With our experience we can show you little to no cost ways to improve your house for sale.

Home Staging is an absolute necessity in real estate, if you have a realtor and they tell you it isn’t, you should look for a new realtor.  Other people don’t see your home the way you do, they are not mentally attached to objects in a home like the homeowner is.  Sometimes these sentimental objects clutter the home and make it un-appealing.  Home staging is not the same as redecorating; instead it’s more about removing clutter and making the home appealing to the masses.

The most important areas of home staging can be narrowed down to the five C’s of staging.  These five C’s are cleanliness, clutter, color, creatively staged and compromise.

Cleanliness:  This is the most important factor when selling a home for top dollar, if a home is not clean and good smelling, people will not respond well.  It’s like selling a car, you wouldn’t sell your car dirty, you would clean it up until it sparkles.

Clutter Free:  Clutter is a subjective area that many homeowners need a reality check on.  Clutter could be out dated decorations, family photos, magazines, knick knacks, and the list goes on.  Remember that nice hotel you stayed in that time, did it have any of these things in it?  Probably not.  Make it appealing to the masses, not everyone likes commemorative Elvis plates circling the living room!  You need to appeal to the biggest market segment as possible.

Color:  Now this doesn’t mean that we want you to paint your home orange like you see on HGTV, in reality colors should be very basic with whites, creams, tans, and earth tones.  What is important is that the paint is in relatively good condition. You can add more vibrant color with some fresh flowers and your decorations that you already have.

Creatively Staged:  This is an area where the stager comes into play.  There are 1000’s of neat tips and tricks to make your home look more inviting with little money.

Compromise:  This is where the seller and the stager must come to agreements on what will be done.  Ultimately the final say is always the home seller’s.

 

Here are just a few home staging tips:

For the Inside:

  • Clear the clutter.
  • Put away all electrical cords and extra appliances.
  • Put away family photos.
  • Get rid of knick knacks.
  • Think open space.
  • Should the carpets be cleaned?

For the Outside:

  • Paint or Power wash if necessary.
  • Nice manicured landscaping is essential. Mulch should be fresh and no weeds present.
  • Plants should be in bloom with lots of color.
  • Decks -- even small ones can be a big improvement.
  • Make sure there are no basketball goals, toys, lawnmowers, or old cars cluttering the outside.
